Th term "active adult retail" was coined to help bridge the gap between today's specialty retailers that do not understand the daily needs of the 55+ customer and developers of senior communities that don't usually attract the right brand and mix of tenants to support the lifestyles of their residents.

Active Adult Communities came about because of the HOPA LAW from the Federal Housing Authority. The HOPA law identifies communities that are restricted for adults over 55. In order to be one of these communities, there are many steps to take - specifically in the establishment of the HOA. If a community still wants to attract adults over 55, but does not want to handle all the requirements of the HOPA law, they simply use the term Active Adult!!! :)

Yes, many communities tout their activities designed to keep residents engaged and healthy; however, many times the activity directors responsible for such activity programming are, themselves, in bad physical shape. So it becomes a case of the blind leading the blind. The coming wave of boomers will insist on communities employing competent, and knowledgeable, activity directors.
