My first exposure to Augusta was a 2nd lieutenant going through the basic officer's signal course at Fort Gordon (38 years ago!). Of course it had the Master's Tournament, but that golf course was off-limits to the likes of me. The downtown was kind of rough, a bit of an army town and signs of decay. That said, Augusta has really turned itself around! It's the second biggest city in Georgia, has an aggressive and succesful urban renewal program along the Savannah River (Riverwalk Center), a medical school, lots of big time employers in addition to the U.S. Army Signal Corps. And of course the Masters brings a lot of fun to town. If you are looking for a lower cost town, one that's racially diverse and has a lot to do, Augusta might be worth looking at. Average home shown on zillow is about $100,000, more in the fancier areas.
