What it's Like to Retire in Sun City

Sun City is one of the first active adult communities in the world, and certainly the most famous. This particular Sun City is an unincorporated community near Peoria, Arizona - about 15 miles northwest of Phoenix. It has an endless amount of amenities and activities.  Sun City has 48,000 residents. It was founded by Del Webb in 1960.  Every conceivable activity - 7 recreation centers, 8 golf courses, 3 country clubs, 2 bowling centers, Sun Bowl, and Viewpoint Lake.

There are people who love Sun City (the folks who live here), and those who hate the idea of all those retired people living together and engaging in non-stop fun and activities.  Most of the people who try it like it. Among the reasons for  moving here is the ease with which you can find new friends, its relatively low cost, the easy living, and the endless list of things you can do with your time.

Where to Retire in Sun City and Home Prices

Sun City has many different neighborhoods to live in with homes at different price points.
The Zillow Home Value Index for Sun City in mid-2014 was $120,300 and the median sale price was  $112,265.


What is special about Sun City

Sun City claims that it is the first planned active retirement community. This community is huge and has something for everyone, with an amazing array of facilities and amenities. Residents pay no school taxes.

What is not special about Sun City

There is an active volunteer HOA (Home Owners Association) with rules and regulations to protect the experience. There is  a general rule of thumb that the age of the residents in an active adult community corresponds to the age of the facility - since Sun City is the original active retirement community it is not a surprise that the median age is 73.

Climate and Physical Environment

There are endless neighborhoods laid out around man-made lakes and golf courses. Sun City is in the Arizona  desert with hills in the background, mountains not far away. Winters are generally warm, although it can occasionally get chilly for a few days. Summers are brutally hot.

Restaurants & Cultural Scene

Sun City has endless entertainment possibilities, particularly with the Del E. Webb Center for the Performing Arts in nearby Wickenburg.  And if you exhaust those, you can go into Phoenix which has all the cultural resources of the major city it is.


Crime here is relatively low.

Medical facilities

The Banner  Boswell Hospital & Medical Center, located in the center of Sun City, offers physicians in all specialties with emphasis on heart, orthopedic & geriatric medicine.


Golf carts are a preferred method of transportation in Sun City. The Phoenix Sky Harbor Airport is just a short trip away.  Sun City is not  considered a walkable community.

I had to jump into this discussion since my wife and I are big fans of Del Webb Communities. We have been at Sun City Grand for 4 years now after dancing around them for 4-5 years before buying. What you get when you buy a place in a DW community is a lifestyle that is varied and active. There are so many things to do that we have problems working them all in. It is not all shuffleboard and dominos. I play slow pitch softball 3 days a week, tennis 3 times a week, hit the best gym 2-3 times a week, and still take classes at the Arizona State University learning center here on campus. You can be as active as you like or as sedentary as you like. We are adjacent to Phoenix with all the things a major city offers yet safe and secure with great neighbors in a 2000 sq ft single level home. Many folks here are snowbirds and go north in the summer but more and more are learning to adjust to the summer hear here in AZ. We go back to WA state where family lives in the summer. There are many ways and places to retire. 10 years ago I would have never considered doing what we do now but as long as we have good health this is what works best for us. Ones health often dictates the lifestyle that you can have in "the golden years".

Sun City is a wonderful invention
This is the original retirement community. It was built when there was absolutely nothing around, just about when Arizona started to explode. This is summer camp for adults. There is every kind of activity and every kind of person. True, it is huge, but it is set up so if you show the slightest interest you will meet lots of nice people. Best of all, it has assisted living facilities - you can move here once and never have to move again. A comforting thought for many.
