Magnolia is a very small town of less than 1,000 near the Delaware Bay in southern Delaware (Kent County).

The area has become very popular for active adult communities (see link at top right).  New residents are interested in Delaware because it is tax-friendly, land is inexpensive, and being near the Delaware Bay and its beaches offers a great lifestyle.
Home prices in early 2011 were about $234,000, a high level no doubt influenced by the active adult communities in the area.
