Magnolia is a very small town of less than 1,000 near the Delaware Bay in southern Delaware (Kent County).

Where to Retire in Magnolia and Home Prices

The area has become very popular for active adult communities (see link at top right).  New residents are interested in Delaware because it is tax-friendly, land is inexpensive, and being near the Delaware Bay and its beaches offers a great lifestyle.
Home prices in late 2014, were about $250,000, a high level no doubt influenced by the active adult communities in the area.


What is special about Magnolia

Magnolia is a good place to find an active adult community in tax-friendly Delaware. The Delmarva Peninsula is a very nice place to live with the Delaware Bay nearby.

What is not special about Magnolia

Magnolia itself is a very tiny town. For just about anything you need to go to Dover.

Climate and Physical Environment

Magnolia is in the east-central part of Delaware on the Delmarva Peninsula (just south of Dover). The average July high temperature is 87 and the average January low is 27. The wettest month is August (4.7").

Restaurants & Cultural Scene

For culture head off to Dover or Wilmington.


Crime in Magnolia is very low.

Medical facilities

Bayhealth Medical Center is the closest facility. It is 7 miles away in Dover.


I 95, I 495, the Delaware Memorial Bridge, and the Philadelphia and Baltimore airports are relatively close.
