This used to be a great Adult Community to live in...friendly residents, well maintained, great management. Now under new management...which has taken Lake Hammock Village downhill.

As a result, many of the older residents are now selling their homes.

Up until two years ago, this was one of the best communities to live. Nice homes, friendly people. It is not the friendly community it once was.
Although this is supposed to be an Adult Community, the present Office Manager, Phil, has allowed people under age 55 to move in. In addition, he allows more than the number of people per household normally permitted. This creates a problem since most resident driveways can only accommodate one to two cars. Some Residents take it upon themselves to park cars, boats & golf carts on their lawns as well as the empty lots which they know is not allowed. Residents say that written rules and regulations are not abided by or enforced by this management. In addition, Residents are Required to Power Wash their homes on an annual basis. Some homes haven\'t been cleaned in at least three years.

Other homes are in disrepair. Residents are not always good about keeping their yard clutter-free. This is NOT a Trailer Park. The previous Site Manager was a Home Owner. The present Manager is not. He doesn\'t have a vested interest in the Community. He simply works for All Florida Communities. If he takes a job somewhere else, the Residents here are stuck with the fall-out from any bad decisions he may make. Reaching out and speaking with the Owners about the lack of accountability on the part of the Office Manager has been to no avail. I am withholding my recommendation for Lake Hammock Village at this time. There are many other Adult Communities that are managed better. I can however recommend Cypress Creek Village in Winter Haven for new homes. Blue Heron Bay in Haines City is nice for pre-owned homes.

Royal Palm Village in Haines City is also a nice place to check out.
