What Buckeye is like for active adults
In 2007 Buckeye was the second fastest growing city in the U.S. Located in suburban Phoenix west of Glendale and Surprise, the growth of this sprawling area has been fueled by several master planned communities within in its limits. The master plannned communities include Valencia, Sundance, and Verrado (see links to Buckeye Active Adult Communities at top right). In 2006 the population was 29,000, the estimated 2008 population was 50,000 - by 2030 that is projected to grow to 380,000.  However the recent global recession has hit Arizona hard - those projections could be in jeopardy.

Median home selling prices in the greater Phoenix area during 2009's 2nd quarter were $131,000, off 36% vs. the previous quarter (source: NAR).  Prices in Buckeye during the same period appear to be off about the same amount, with an average value of $119,800 according to Zillow.com. According to City-Data.com, the price of the average home in Buckeye has plummeted below $100k. Of course there is a very wide range of prices, from homes below $100k to those over $1million.  The Phoenix real estate market has been especially hard hit, and Buckeye was hit even harder.

Buckeye at one time was the 2nd fastest growing community in the U.S.   Buckeye Hills Recreation Area is a population recreation area for mountain biking, picnicking, and camping. Buckeye is home to a number of planned communities, which is where the explosive growth is coming from.

What is not special about this retirement community
Buckeye is one of the farthest out communities from Phoenix.  Suburban sprawl is part of Buckeye's reality; another is where will all the water come from needed to sustain this explosive growth in the desert. The real estate market has been so chaotic in Buckeye that people are understandably nervous about buying.
