Sun City West is a census-designated 55+ development located in Maricopa County, Arizona, (about 7 miles from the original Sun City), and is a and is a self-contained and self-governing community. It has a total area of approximately 11 square miles, with a population of about 25,000, and was started in the late 1970’s and built out in the late 90’s. The average age here is about 75 years old, and homeowners enjoy a plethora of activities, clubs, and amenities which include swimming pools, golf courses, bowling, picnic areas, and recreation centers. The golf cart friendly community allows for easy access to groceries, banks, and worship centers.

Zillow reports the median home value in Sun City West to be $267,871, in early 2020 and calls it a "Very Hot Market". Sun City West offers single family and attached homes which range in price from under $100,000 to over $600,000, and are resales only.

What Is Special about Sun City West

Sun City West provides seniors with a choice of different housing costs and neighborhoods (with low taxes), along with a host of activities to keep residents busy all day long. There are many volunteer opportunities within the community, health care is nearby, and politically, Sun City West was just about evenly divided during the last election.

What Is Not Special about Sun City West

The population is not very diverse (97% white); it is very hot during the summer months with temperatures reaching over 100 degrees; the community is built out and homes are resales only.
