What It Is Like to Retire in Franklin TN

Franklin is a highly rated place to retire located in the center of Tennessee. The town is surprisingly affluent, one of the richest towns in the state. The New York TImes called it a "...southern gem hiding in the shadow of Nashville". There is a 16 block historic district, cute stores and independent businesses, brick sidewalks, and nicely landscaped sidewalks. The extensively renovated 300 seat Franklin Theatre, an Art Deco marvel, is the pride of the town. The population has grown 58% since 2000 and now stands at 83,454 (2020 Census), a 98% change since 2000. It is home not only to local agricultural enterprises, but many corporations as well.

Prior to the Civil War Franklin was one of the more affluent places in the country. The battle of Franklin during the Civil War resulted in more than 10,000 casualties.  After the war the area was devastated, but has come back strong in recent times. Franklin features a historic downtown with great antique shopping and dining. Franklin was named as one of the 10 Best Places to Retire in the US in 2022 by due to its historic district, many festivals and cultural events. Corporate headquarters here include Nissan North America, Healthways, Inc. and Mars Petcare US.  It is a short commute to Nashville. Where to Retire in Franklin TN and Home Prices

During the 1st quarter of 2022, the National Association of Realtors reports the median sale price of a home was $382,700 in the Nashville-Davidson-Murfeesboro-Franklin area, which is a about a 23% rise from a year earlier. But in Franklin the Zillow Home Value Index was much higher at $840,000.

Franklin is a wealthy town with a proud history. Selected by MoneyCNN as a "best place to retire". The downtown and several surrounding residential districts are on the National Register of Historic Places. Low crime rate and taxes. The Dark Horse Recording Studio is a local landmark (pictured).

Franklin is great for retirees who want to live in a medium sized community with a nice downtown and strong local history. Many people who work in Nashville live here. It attacts an affluent  group of people, many of whom work in the music industry.


Local Economy Is Driven by

Construction and several large corporations, including Nissan, help keep Franklin's economy humming.

Climate and Physical Environment

Franklin is almost exactly in the center of Tennesee, less than 20 miles from Nashville. The average Jan temp is in the high 30s and the average July temp is in the high 70s.


Restaurants & Cultural Scene

Being less than 20 miles from Nashville - need we say anymore? The Cork and Cow restaurant is highly rated. The 300 seat Franklin Theater hosts many of the local talents that live in the area, as well as showing live screenings.



The crime rate is low, less than half the national average.


Medical Facilities

The local hospital is Williamson Medical Center but Nashville's big hospitals are just 20 miles away.



The Nashville Airport is just 19 miles
