In 2007 Buckeye was the second fastest growing city in the U.S. Located in suburban Phoenix west of Glendale and Surprise, the growth of this sprawling area was fueled by several master planned communities within in its limits. The master plannned communities include Valencia, Sundance, and Verrado (see links to Buckeye Active Adult Communities at top right). In 2006 the population was 29,000, the 2011 population was 51,000 - by 2030 that is projected to grow to 380,000.  The global recession of 2007-2008  hit Arizona hard but it has come back well in recent years.


Where to Retire in Buckeye and Home Prices

According to Zillow, the median home value was $441,598 in mid-2022, a rise of 33%. Median home selling prices in the greater Phoenix-Mesa-Scottsdale area was $474,500 during the 1st quarter of 2022.


What Is Special about Buckeye

Buckeye at one time was the 2nd fastest growing community in the U.S.   Buckeye Hills Recreation Area is a population recreation area for mountain biking, picnicking, and camping. Buckeye is home to a number of planned communities, which is where the explosive growth is coming from.

What Is Not Special about Buckeye

Buckeye is one of the farthest out communities from Phoenix.  Suburban sprawl is part of Buckeye's reality; another is where will all the water come from needed to sustain this explosive growth in the desert. The real estate market has been so chaotic in Buckeye that people are understandably nervous about buying.

Who Will Like Retirement in Buckeye

People looking for an active adult community that doesn't have to be near anything else might like living in Buckeye - there are many 55+ communities to choose from.

Local Economy Is Driven by

Construction was the driver, but servicing retirees is a main industry now.

Climate and Physical Environment

Buckeye is the currently the farthest out suburb to the west of Phoenix.

Restaurants & Cultural Scene

Within the large planned communities there are many opportunities for cultural events. For more it is an easy drive to Phoenix.


Crime in Buckeye is very high - over double the national average.

Medical Facilities

There are many medical facilities close in nearby Glendale and Phoenix.


The town operates the Buckeye Municipal Airport, and the nearest international airport is in Phoenix, about 40 miles away; Buckeye is not a walkable community.
