Boca Grande is a small, upscale and beautiful residential community located on Gasparilla Island, midway between Fort Myers and Sarasota. Residents here pride themselves on preserving Florida’s history and natural beauty, and is home to many retirees and seasonal residents with an average age of 66. The Boca Grande Pass is the deepest natural pass in Florida and is considered to be the world’s best tarpon fishing spot, which makes the small town not only a tourist destination, but a haven for fishermen. The seven mile island also offers white sand beaches, and a quaint downtown and restaurants, but you won’t find any high rises, traffic lights, grocery stores or gas stations. Several famous people have had seasonal homes here including the Bush family and Audrey Hepburn. Where to Retire in Boca Grande and Home Prices

There are many beautiful waterfront homes in Boca Grande, most selling in the $millions. Zillow reports the median home value to be $3,125,082 in early 2022, which reflects a 50% increase over the past year . There are also condos, townhomes and small studios available for much less.

What Is Special about Boca Grande

Everything about Boca Grande seems special, it's a quiet community that offers beaches, sailing, and great fishing along with parks, trails, golf courses, and a walkable downtown. The Gasparilla Island State Park is home to the The Port Boca Grande Lighthouse, and the Gasparilla Inn and Club is a historic hotel and one of the largest surviving resort hotels in Florida. The community center sponsors classes, lectures and events, and residents enjoy many clubs which include a camera club, bridge club and garden club. Getting around Boca Grande is easy as it is very golf cart and bicycle friendly.

What Is Not Special about Boca Grande

The cost of living is very high and the island is accessible only by water taxi or boat. There is health care in Boca Grande, but there is no hospital on Gasparilla Island. The Island suffered extensive damage from Hurricane Ian in the fall of 2022.

Who Will Like Retirement in Boca Grande

If you can afford it, Boca Grande would be a beautiful place to retire. Those who love the beach, sailing, and fishing would be very happy here. There is also a library, a historical society, four state parks on the barrier island, a very active community center, a health clinic, and performing arts.

Local Economy Is Driven by

Tourism and fishing are economic drivers along with professional services and real estate.

Climate and Physical Environment

January's average temperature is 62 degrees with July's average at 82 degrees. Hurricane Charley hit Boca Grande in August of 2004, causing some $20 billion worth of damage to Southwest Florida, and damaging many building and Banyan trees in Boca Grande. Hurricane Ian landed in 2022 and caused more extensive damage.

Restaurants & Cultural Scene

There are several restaurants located here and of course great seafood. The cultural scene is limited on the island but there is a performing arts theater that provides plays, musicals and education. The town also sponsors many events, lectures, and activities at the community center.


The crime rate here is very low.

Medical Facilities

The Boca Grande Health Clinic provides medical care to the Gasparilla Island community, but hospitals are located off of the island in Port Charlotte or other nearby towns.


The main modes of transportation on Gasparilla Island is by golf cart or bicycle. Water taxis take you to and from the island.
