Toccoa is a small town bordering on giant Lake Hartswell in northeastern Georgia. The population was 8,500 in 2010.  Atlanta is approximately 90 miles, Athens is 50. The area is rural with many people having seasonal or weekend homes on the Lake.  Toccoa Falls College is a Christian College. What Is Special about Toccoa

Toccoa means beautiful in Cherokee. During WWII there was an army paratrooper training base here, now the Currahee Military Museum celebrates that history. The downtown has been redeveloped and attracts locals and tourists.


What Is Not Special about Toccoa

The nearest large city (Atlanta) is about 100 miles away, and the crime rate is high.

People who want to live on or near a lake in a small town or rural setting will like living in Toccoa.


Local Economy Is Driven by

There are a number of fairly large companies and organizations that fuel the local economy, and those include Coats & Clark, Standard Register, and Toccoa Falls College.


Climate and Physical Environment

The average January temperature is about 40 and the average July temperature in the high 70s. Obviously it can get much hotter in the heat of the day.


Restaurants & Cultural Scene

Toccoa has several restaurants, a Walmart, and a Carnegie Library. There is a symphony orchestra as well. There are numerous festivals throughout the year such as The Taste of Toccoa.



The crime rate is higher than the national average, with property crime the leading cause.


Medical Facilities

Stevens County Hospital provides emergency services. There are other hospitals in the area.



There is a private airport with 5,000'  runway, along with an AMTRAK station. Athens, about 50 miles away has an airport for domestic flights, and the nearest International Airport is in Atlanta, about 90 miles away. Toccoa has a walkable downtown area.
