What it's Like to Retire in Fredericksburg

Fredericksburg is a fast growing old town near the Rappahannock River in Virginia. The area is extremely popular as a retirement community with many active adult communities either recently or in the process of being built. The population grew 20% between 2000 and 2009, to just over 23,000. There is a 40-block national historic district in the city’s downtown area and contains more than 350 buildings from the 18th and 19th centuries. Fredericksburg is closely associated with George Washington, who was born nearby. During the Civil War Fredericksburg was extremely important as a strategic objective. There are some active adult and 55+ communities here as Washington D.C. area retirees look for retirement places nearby.  (see Active Communities link at right). lists the median home value at $258,100 in late 2017.


What is special about Fredericksburg

350 historical buildings. George Washington was born nearby. University of Mary Washington College is in Fredericksburg. There are military battlefields here and in nearby Spotsylvania.


What is not special about Fredericksburg

Many of Fredericksburg's residents commute somewhere else to work.  Traffic can be very busy from both commuters and the over 1.5 million tourists who come here each year.

Who will like retirement in Fredericksburg

History buffs, active adults in retirement, and many working people who commute elsewhere.

Climate and Physical Environment

Fredericksburg is 50 miles south of Washington and 55 miles north of Richmond. I95 cuts through town and the Rappahannock River is just to the east.

Restaurants & Cultural Scene

There are a number of museums and National Military Parks in the area, many of them related to the civil war or George Washington.The George Washington Birthplace National Monument is  38 miles to the east.  The James Monroe Law Museum is another attraction. A museum of slavery is set to open in the future.


Crime rate is slightly above average in Fredericksburg.

Medical facilities

Mary Washington Hospital is located in Fredericksburg.



I95 goes through Fredericksburg; The Washington Airports of Dulles and Reagan are within 50 miles; there is an AMTRAK station; Fredericksburg has average walkability when compared  to other towns.

Fredericksburg Living
I am buying a small single family home here in the Falls Run development in Fredericksburg, as well as keeping my large single family home in Maryland for some time until I can transfer all my belonging (two kayak trailers and eight kayaks) . I plan to stay in Fredericksburg for approximately a decade. The kayaking and hiking opportunities are tremendous here, and, since I am into Civil War history, journeying on hallowed ground in this area is another positive aspect that this location will have. The real estate taxes and hazard insurance will be half of what I pay in Maryland, and the location is closer to where many of my friends live. I realize that many retirees are looking for bingo games or golfing in their preferred locations, but I prefer to hike and kayak. So, this is the best place for me. One day I hope to get a small home in Albuquerque, but this is my temporary dream to be fulfilled. In the end, one has to go where one will be with joy in one\'s heart. And everyone has different goals and wishes, so use the remaining years to be where you are at peace and happy. Godspeed to all.

Fredericksburg VA area real estate
John - how about adding Fawn Lake to your list of spots to be considered by retirees. West of Fredericksburg on Rt 3 about 12 miles, it has all of the same amenities as Lake Monticello near Charlottesville and is equally distant from DC or Richmond. Good wineries in the area too. It\'s not age restricted, but there are plenty of retirees here. Hope all is well with you.
